Top 4 Steps to Take Before Raising Your House

Following on from our last blog, we’ve compiled some steps to consider before engaging a business to raise your house.

First Step | Plans & Engineering

The first step in the process is to get house plans and engineering, working initially with a designer to work out the space you require under the house and include any proposed changes to the above floor.

Once the design plan is completed, the engineering plan is developed from that. The engineering plan is developed to ensure the structural support to your house is adequate and up to building code standards. Bohm Industries can assist you with this process, and organise soil testing, engineering and design plans.

Second Step | Development Approval

Development approval is still a cost, though it may be avoided in the design stage. It’s important to establish a budget at the start of the process and be flexible if your budget is tight.

Third Step | Obtaining Building Approval

Now that you have the plans and development approval, you can begin sourcing quotes for the work to be carried out. We recommend engaging a private certifier to assess the plans on behalf of the local council. Bohm Industries can assist you in this process and has recommended Certifiers.

Fourth Step | Appointing a Builder/Contractor

Once you appoint a builder/contractor and sign the contract, they will pay the QBCC Home Warranty Insurance. This insurance may protect you if:

  • a licensed contractor does not complete the contracted residential construction work and you have terminated the contract

  • the contractor fails to rectify defective work

After the planning stages are complete Bohm Industries then engages in the physical work and begins the process of restumping your home.

Important things to note | Accommodation

It’s important to organise suitable accommodation during the raising and construction period. The process can take up to 3 weeks to complete safely and professionally.
